In South Florida's property market, the photography is the showing. Buyers decide in seconds whether a listing is worth their weekend, and that decision is made entirely on the first three images.
Prepare the property properly
Ninety percent of a great listing gallery happens before the camera comes out. Clear counters completely, remove personal photographs, hide cables and bins, open every blind, turn on every light and match the bulb temperature throughout. Mismatched bulbs are the most common reason interiors look uneven.
Shoot at the right time of day
Interiors photograph best when soft daylight fills the space, generally mid-morning to early afternoon. Exteriors depend on orientation: an east-facing façade needs morning, a west-facing façade needs late afternoon. For waterfront and high-rise properties, the twilight exterior is almost always the single strongest image in the set.
Order the gallery deliberately
Lead with the strongest exterior or the view, then the main living space, then kitchen, primary suite, additional bedrooms, bathrooms and amenities. Buyers scroll in order; the sequence is part of the sell.
Add video and vertical walkthroughs
A steady vertical walkthrough gives buyers the spatial understanding that stills cannot, and it performs strongly on social. For luxury listings, a short cinematic edit is now an expectation rather than an upgrade.
Be honest with editing
Correct the light, straighten the verticals, balance the colour. Do not remove permanent fixtures, replace views or over-saturate skies. Buyers who arrive to a property that looks nothing like the listing do not make offers, and agents who deliver that experience lose repeat business.
